The Fairfield Grange project was significant in addressing critical environmental challenges impacting resident wellbeing within a key aged care facility.

Project Overview

The Fairfield Grange Aged Care facility, a 96-bed, three-level site, experienced ongoing condensation and mould issues due to inadequate humidity control from the existing HVAC system. AE Smith was engaged to investigate and deliver a solution that would address these environmental challenges while maintaining operational continuity within a live care environment.

Engineering and Design Approach

Following a comprehensive site investigation, AE Smith identified that the HVAC system could not effectively manage humidity during cool and humid ambient conditions. A tailored de-humidification solution was developed, incorporating outside air pre-conditioning and integration with the existing system. The design was optimised to operate within strict electrical and spatial constraints, avoiding the need for major infrastructure upgrades.

System Integration and Innovation

The implemented solution included the installation of a purpose-built de-humidification system, enhanced by Bi-Polar Ionisation and UV Surface Sterilisation technologies. These additions significantly improved indoor air quality while ensuring efficient system performance despite the energy-intensive nature of dehumidification processes. Seamless integration with the existing HVAC infrastructure enabled effective delivery without disruption to residents or facility operations.

Performance and Outcomes

The system achieved an average relative humidity of approximately 64%, exceeding the original design target of 75%. The integration of the Syncromesh smart platform enabled real-time monitoring of PM2.5, PM10, and CO₂ levels, with results consistently below contamination thresholds. This delivered a measurable improvement in environmental conditions, creating a healthier, safer, and more comfortable setting for residents and staff while establishing a benchmark for future Carinity facilities.
