The Client

Knight Frank provides a broad range of commercial property services, including asset and facilities management, project management, building consultancy, property advisory and technical services. It’s Australian Asset Management business manages a significant portfolio of commercial assets across multiple sectors, requiring reliable, compliant and proactive building services management.

The project involved the delivery of Knight Frank’s new head office in the heart of Sydney CBD. The finished installation was required to provide a high-quality, premium office environment while reflecting the standards and presentation expected of the Knight Frank head office.

What we achieved with our Customer

The project involved the delivery of a comprehensive, multi-disciplinary HVAC and mechanical services package for Knight Frank’s new Sydney CBD head office. AE Smith was responsible for air conditioning and HVAC services, including new fan coil units and associated outside-air fans, ductwork, flexible connections and grilles, as well as the Building Management System (BMS), mechanical electrical services, mechanical plumbing, air balancing, testing and commissioning.

The works were delivered within an existing operational building, creating logistical and operational constraints throughout the project. Noise restrictions were a significant consideration, with occupants located above and below the work area. To manage these restrictions while maintaining progress, AE Smith scheduled noisy and disruptive works during the early hours of the morning where required.

Maintaining momentum through the Christmas and New Year period was also critical to achieving the project programme. A dedicated team of trades continued working throughout the period, stopping only for public holidays. Additional resources were deployed during the final stages, demonstrating a strong commitment to maintaining the programme while achieving the required standard of finish.

Close collaboration with the building management team and electrical contractors was central to the delivery approach. Strong working relationships enabled the various disciplines to coordinate installations, testing and commissioning efficiently during the final stages. Through this proactive and collaborative approach, AE Smith successfully delivered the HVAC and mechanical services package on time, with the systems installed, tested and commissioned in accordance with the project requirements.
