The Client

Leisurefit Booragoon, owned by the City of Melville, is a key community recreation and aquatic centre providing health, fitness, and leisure facilities for thousands of residents each week. The redevelopment project aimed to modernise building services, improve energy efficiency, and enhance user comfort across aquatic, gym, and community spaces.

Cooper & Oxley were appointed as builder, with Envar engaged under subcontract to deliver the complete mechanical services package. The project scope included major plant replacement, new distribution systems, and specialist ventilation for aquatic areas.

What we achieved with our customer

Envar successfully delivered the full HVAC and mechanical package for Leisurefit Booragoon, modernising the centre’s environmental systems and ensuring a safe, comfortable, and efficient environment for staff and visitors. Works included the installation of new central plant comprising air-cooled chillers, heating hot water boilers, and pumps, supplying reliable hot and cold water to AHUs and fan coil systems serving the aquatic halls, gymnasium, and ancillary spaces.

The pool halls presented particular challenges due to their high humidity loads. Envar designed and installed dedicated dehumidification systems to maintain occupant comfort, safeguard the building envelope, and protect finishes from moisture damage. In parallel, new mechanical ventilation systems—including toilet and kitchen exhaust and relief air—were implemented to meet code compliance and acoustic requirements.

Comprehensive distribution systems were installed, including pipework, ductwork, insulation, grilles, diffusers, dampers, and associated controls, all integrated into a new Building Management System (BMS). This centralised control platform provided the City of Melville with real-time visibility of plant performance, energy optimisation tools, and long-term operational efficiencies. Despite the complexity of working within a live leisure facility, Envar staged and sequenced the works to maintain uninterrupted community use. Following installation, the systems underwent full testing and commissioning, with Envar providing a 12-month maintenance service to ensure reliability and smooth operation post-handover.
