The Client

HQ is an impressive complex consisting of two office towers, located just two kilometres from the Brisbane CBD in Fortitude Valley. The north tower, known as HQ North, is an 11-storey A-Grade office tower which was acquired by Cromwell Property Group.

HQ North is the larger of the two buildings on the site and has a total net lettable area of 29,364 square metres, including 1,086 square metres of retail space, and secure parking for 330 cars and 22 motorcycles.

The property has attracted high quality corporate tenants due to its outstanding environmental credentials which have earned it a 6-Star Green Star v2 Office Design rating, the highest possible rating by the Green Building Council of Australia.

What we achieved with our customer

An iconic building within the City of Brisbane, when focused on an architectural building which was centred around striving to achieve the “Best” with respect to sustainability. For over a decade the AE Smith brand has maintained the property to a 6 Star (Greenstar) and 5 star (NABERS) accreditation standard.

AE Smith not only maintains the building but was involved from the beginning in working with Building owners, architects, government authorities and accreditation bodies, to ensure from the commission onwards, this building delivers sustainability excellence.

Our team covers PM and reactive works for all Mechanical, HVAC and essential services requirements in a true collaborative environment due to the critical nature of maintaining both Globally recognised ratings, a clientele which recognises the importance of a “greener” footprint, and equally important, demands seamless business continuity through-out its operation, whilst on site.

Complexity associated with the system also adds a Critical dynamic, as the main plant / system which operates from HQ North Tower, also services and maintains South Tower, to the same Greenstar and NABERS rating.

Innovation and sustainability from the start was the design, with the development of and installation of a Tri-gen gas powered system, which has recently faced challenges due to Gas pricing.

Over the last decade our team has proactively introduced a variety of maintenance routines and innovative solutions which have ensured both key ratings measures have been maintained. Additional benefits through these solutions revolve around the energy savings whilst ensuring the site is able to capitalise on the introduction of new mechanical and systems improvements.
