The Client
Floreat Forum, owned by Australasian Property Investments Limited (APIL), is a major suburban shopping centre serving Perth’s western suburbs. With a diverse mix of retail, dining, and community services, the Forum has undergone progressive upgrades to maintain its position as a premium retail destination.
Envar has been a long-term partner at Floreat Forum, delivering staged capital works and holding the centre’s mechanical services maintenance contract for more than ten years. This continuity has allowed Envar to combine intimate site knowledge with technical expertise, ensuring smooth project delivery and reliable day-to-day performance.
What we achieved with our customer
Stage 1 (2018–2019) – HVAC Upgrade
Stage 1 was a major HVAC upgrade that replaced the Forum’s ageing air conditioning and chilled water systems with modern, energy-efficient solutions. Envar managed staged demolition and recommissioning of plant to maintain live operation throughout the works. New PAC units, ductwork, pipework, and chilled water systems were installed, along with refurbished MSSBs and upgraded controls. Careful sequencing ensured the centre remained operational, while the new infrastructure extended the building’s mechanical asset life and improved efficiency.
Stage 2 (2020) – T98 Defit & Tenancy Works
In Stage 2, Envar delivered a targeted tenancy defit and mechanical services modification project to support the new T98 fitout. Works included the relocation and removal of ductwork and droppers between T96 and T98, roof reconfiguration of supply and return air droppers, and patching of penetrations. Mechanical services were stripped out to create a clear tenancy footprint, all within a compressed 25-day program. Despite the tight schedule, Envar completed the works safely, on time, and with minimal disruption to tenants and shoppers.
Long-Term Partnership
By combining capital works delivery with long-term maintenance, Envar provided APIL with a seamless, end-to-end solution. The Forum’s upgraded mechanical systems continue to be maintained by Envar, leveraging a decade of service continuity to ensure both reliable day-to-day performance and long-term asset protection.
