The Client
Allendale Square is a landmark 31-storey commercial office tower at 77 St Georges Terrace in Perth’s CBD. Completed in 1976, the building is recognised for its distinctive aluminium-clad façade and panoramic views across the Swan River and city skyline. It serves as a premium A-Grade office environment hosting financial, legal, and corporate tenants.
Managed by Centuria Capital, the property has undergone multiple refurbishment and upgrade programs to meet the evolving expectations of its tenants. Significant investments have been made in lobby redevelopments, retail arcade improvements, and tenant amenity upgrades, ensuring the tower remains highly competitive in Perth’s commercial market.
For over two decades, Envar Service has provided continuous engagement at Allendale Square. This long-term partnership has focused on mechanical services upgrades, tenancy fitouts, and preventative maintenance strategies, supporting the tower’s premium-grade performance and sustainability goals.
What we achieved with our customer
Over the past two decades, Envar Service has played a pivotal role in maintaining and modernising Allendale Square’s mechanical services. The engagement has spanned major central plant upgrades, tenancy reconfigurations, chiller overhauls, and the integration of high-efficiency building management systems.
To ensure continuity for blue-chip tenants, complex works were executed with precision scheduling and stakeholder engagement, minimising disruption to daily operations. Fitouts and reconfigurations were delivered across multiple tenancy types, demonstrating flexibility in addressing diverse corporate requirements.
Energy efficiency and sustainability were key drivers of the ongoing engagement. Smart BMS retrofits and occupancy-based control strategies optimised energy usage, directly supporting the building’s 4.0 NABERS Energy rating and 5-star NABERS Indoor Environment rating. These measures reinforced Allendale Square’s market competitiveness in an increasingly sustainability-focused sector.
