The Client

JLL – Workplace Services manages integrated facilities and workplace services for the Queensland Government. Their portfolio includes highprofile government buildings, where they are responsible for driving operational performance, energy efficiency, and sustainability. 1 William Street is one of Brisbane’s most iconic office towers and a benchmark for energy performance in government assets. As a landmark building, it represents both symbolic and functional importance, housing key state government departments. AE Smith has supported 1 William Street since its construction in 2016, providing trusted HVAC services. Most recently, AE Smith acted as a strategic advisor for a Building Optimisation Program focused on delivering data-led energy and performance improvements.

What we achieved with our customer

The Building Optimisation Program aimed to modernise the way performance data was captured and utilised at 1 William Street. AE Smith implemented a robust building analytics platform, integrating utility meter data and historical HVAC information from the BMS. This approach provided stakeholders with timely and accessible insights into building operations.

To address initial data limitations, AE Smith devised a manual upload process to populate the platform with daily energy consumption from the Energy Management System (EMS). Over time, historical HVAC data was successfully integrated, expanding the platform’s analytical capabilities and laying the foundation for anomaly detection.

Custom energy rules and an automated notification system were established, enabling detection of equipment anomalies before issues became faults. Notifications were configured to deliver alerts on a daily, weekly, or monthly basis—allowing for preventative maintenance and real-time decision-making.

The implementation delivered significant results in verified savings, with the focus being placed on HVAC energy reduction that also ensured an extension of equipment lifecycle. AE Smith’s collaborative work with JLL and the incumbent controls contractor ensured alignment with broader sustainability goals, including maintain of a 6 Star Tenancy NABERS rating.
