The Client
Mineral Resources (MRL) is a leading mining services company in Australia, recognised for its innovation and significant contribution to the resources sector. To support its continued growth, MRL invested in the redevelopment of its headquarters at 20 Walters Drive, Osborne Park, WA, transforming multiple levels into modern workspaces for staff and executives.
The project required the complete demolition of existing services from Levels 6 to 11, with new fitout works and plant infrastructure delivered under a construct-only contract. With a value of $4 M, this redevelopment was a key milestone in delivering MRL a high-performance workplace environment.
What we achieved with our customer
Envar was engaged to provide the complete mechanical services fitout for MRL’s headquarters redevelopment, covering Levels 6 to 11 and the new Level-12 executive and staff spaces. This required precise coordination with the builder and client to ensure continuity of operations within the building while delivering on a demanding program.
A significant innovation was the reuse of MRL’s existing ducted VRF DX systems, which had been placed in storage during the demolition phase. By integrating these systems back into the new fitout, Envar reduced both project costs and environmental impact, supporting MRL’s sustainability objectives.
At Level 12, Envar delivered a new mechanical package for the enclosed roof space, which was repurposed to house staff dining, a commercial kitchen, and executive meeting areas. The scope included the installation of a dedicated package air conditioning unit, kitchen exhaust systems, and toilet exhaust fans. In addition, Level 13 was constructed as a new roof deck to accommodate all major HVAC plant and ventilation equipment, ensuring efficient and centralised system operation.
Across all six office levels, Envar installed six water-cooled package units to serve communications rooms, ventilation fans for outside air delivery, and stairwell pressurisation systems. These works were supported by detailed commissioning, ensuring all new and reused equipment performed seamlessly within the new fitout.
