Project

Building Energy Optimisation – HVAC

Key Challenges

  • Ensuring compatibility between 2 x separate Building Management Systems (BMS), and avoiding disruptions to building operations, required careful planning and execution.
  • No Baseline HVAC Operation Data available as building was not fully occupied until October 2023.
  • Building Design was 4.5 Star NABERS
  • Building Optimisation works to be implemented during business hours – 100% Occupancy

Sustainability Impact

  • Reduction in Co2 Emissions = 84 t‑Co2e
  • Projected NABERS Rating = 5.1 Stars
  • Thermal Comfort Improvement = 38%

Outcomes

Reduction in Electrical Energy by 11.1%

Reduction in Gas Consumption by 55.9%

Project Savings Annual Cost ~ $24,500.00

Project Return on Investment ~2.6 Years

The Client

Knight Frank Australia is a prominent real estate agency and consultancy firm operating across the vast and diverse Australian real estate market. With a presence across the country, Knight Frank Australia has established itself as a trusted advisor in property sales, leasing, valuation, and management, catering to a diverse clientele that includes investors, developers, and real estate portfolios.

Knight Frank Australia engaged AES Insights to provide our Building Optimisation Service with a focus on enhancing energy efficiency within the building. The objective was to identify opportunities for reducing consumption, improving occupant comfort & improving overall sustainability.

A key performance indicator was improving the NABERS ratings for the building. 71 Gipps St, Collingwood was designed with a NABERS Energy rating target of 4.5 Stars. The property management team & property owner RF Corval set a target of achieving a NABERS Energy rating of 5.0 Stars

What we achieved with our customer

The process began with an initial consultation between our AES Insights team and the client. During this phase, the client outlines their specific needs, concerns, and objectives related to their building.

The Building Optimisation process combined data analysis, site information reviews, site inspections, & predictive benchmarking to provide actionable recommendations. We were able to identify the key areas for improvement & implemented these changes through collaboration with the incumbent contractors for the site & support from the client.

This project was delivered in three phases to ensure an orderly and effective implementation. Each phase was strategically planned & delivered to maximise energy savings while minimising disruption to building operations. This project was delivered in under 12 weeks & energy reductions were observed immediately after implementing the following recommendations.

  • PHASE 1: Implemented Building Analytics Platform to monitor Utility meters & Building data.
  • PHASE 2: Integrated Building Management System (BMS) to control all HVAC Equipment
  • PHASE 3: Upgraded BMS Control Strategies to operate HVAC equipment efficiently & in accordance to building demand.
