The Client
Exchange Tower is a premium-grade commercial property located in the heart of Perth’s financial district. With a net lettable area of 34,479 m², it is home to high-profile tenants across legal, financial, and government sectors. The building is a cornerstone of Perth’s central business landscape, offering Grade A office space and advanced building services.
Since its original construction in 1988, the tower has undergone multiple ownership transitions. Currently owned by Centuria Capital (following the Primewest acquisition), the property remains a landmark asset. Envar Service has maintained continuous involvement with the site for nearly 40 years, adapting its service delivery model to meet the evolving demands of each ownership group while preserving building performance standards.
What we achieved with our customer
The original engagement began with the mechanical services installation for the tower’s construction in 1988. This included HVAC systems sized for premium office performance, central plant equipment, and core building mechanical infrastructure. From day one, Envar Service has played a key role in shaping building services outcomes.
As the building evolved, our team remained a trusted delivery partner through multiple tenancy reconfigurations and base building upgrades. This included overhauls of chiller systems, BMS retrofits to enhance energy performance, and high-end tenancy fitouts with occupancy-based control strategies tailored to client requirements.
Crucially, all upgrades and fitouts were executed within a live commercial environment. Zero disruption was maintained for tenants, including those in sensitive legal and financial sectors. Envar’s site familiarity, planning rigor, and experienced workforce were instrumental in maintaining uninterrupted operations.
The long-term preventative maintenance contract remains a central element of this partnership. Our team has continually ensured full compliance with essential services regulations and sustained performance of mechanical systems. This ongoing engagement speaks to the depth of trust built between Envar Service and the asset’s evolving ownership and management teams.
